When Do You Get Your Money After Selling a House in El Paso?
Signing is not funding
This is the whole thing in one sentence.
At the title company you sign documents. That is signing. The transaction is not complete.
Funding is when the buyer's lender actually sends the money, the title company receives it and confirms it, and the file is authorized to disburse. Only then does anyone get paid.
Between those two moments, the title company is waiting on the lender, reviewing the signed package, and confirming everything is in order. That is usually hours. Sometimes it is a day. Occasionally it is longer.
Nothing is wrong when there is a gap. The gap is the normal structure of the transaction, and knowing that in advance is most of what keeps sellers from a stressful afternoon.
The order things actually happen
1. You sign. Usually sellers sign before the buyers, sometimes days earlier. You can often sign early and not attend the buyer's closing at all.
2. The buyer signs and their lender reviews the package. The lender confirms the signed documents are correct before releasing money.
3. The lender wires the funds to the title company.
4. The title company confirms receipt and the file is cleared to disburse. In Texas this is the moment that matters.
5. Payoffs go out first. Your mortgage is paid directly to your lender by the title company. You never touch that money and you do not have to do anything.
6. Your proceeds are sent to you, by wire or by check.
Steps one through four are where the waiting lives. Five and six happen quickly once four is done.
Wire or check, and which to pick
A wire typically lands the same business day it is sent, often within a few hours, assuming it goes out before the receiving bank's cutoff. Some title companies charge a modest fee.
A check is handed to you or mailed, and then your bank holds it. A large check can be held for several business days before the funds are available, which means a check you receive on Thursday can be unusable until the middle of the next week.
Take the wire. The fee is small and the difference in when you can actually use your money is frequently days.
And verify the wire instructions by phone, using a number you already had. Not a number from an email. Wire fraud targets real estate closings specifically (buyers get the same warning), and the amount at stake is your entire proceeds. One phone call to a number you looked up yourself is the cheapest insurance in the transaction.
Why closing on Friday afternoon is the worst idea
Everybody wants to close Friday. It feels clean, and you get the weekend to move.
Here is what actually happens.
If anything in the chain slips, the lender funds late, a document needs a correction, the wire misses the bank's cutoff, there is no Monday left in the week to fix it. The title company closes, the banks close, and your money sits until Monday at the earliest, sometimes Tuesday.
Close earlier in the week, and earlier in the day. A Tuesday or Wednesday morning closing has an entire business day of runway behind it if something needs attention, and the wire has time to go out before cutoff.
That one scheduling choice eliminates more weekend anxiety than anything else on this page.
What can delay funding
None of these are common. All of them are survivable, and all of them are easier if you know they exist.
The buyer's lender funds late. The most common cause by a wide margin. Their internal review takes longer than expected.
A document problem. A signature in the wrong place, a name that does not match identification, a missing notarization. Fixable, and it costs hours.
A payoff statement issue. If your lender's payoff quote expired or the numbers do not match, the title company has to get an updated figure before they can disburse.
A last-minute change. Anything that alters the settlement statement has to be re-reviewed.
A bank cutoff time. Wires are not instant and they are not twenty-four hours. Missing the window costs you a day.
The check that comes weeks later
If your lender held an escrow account, collecting your property taxes and insurance monthly, there is almost certainly money sitting in it when the loan is paid off.
That money is yours. It is separate from your closing proceeds, it comes from your lender rather than the title company, and it typically arrives within a few weeks after payoff as a check mailed to your last known address.
Two things about it.
It is frequently more than a thousand dollars, and in El Paso it can be considerably more, because property taxes here are high and escrow balances build accordingly.
And it goes to the address your lender has on file, which is the house you just sold. Update your address with your mortgage servicer before closing, not after. Escrow refund checks get lost this way constantly.
How to make the whole thing faster
Five things, all of which you control.
Close Tuesday or Wednesday morning.
Choose the wire, and give the title company your wire instructions well in advance rather than on closing day.
Verify those instructions by phone, with a number you already had.
Sign early if your title company offers it. Many sellers can sign before the buyer, which takes you out of the critical path entirely.
Update your address with your mortgage servicer before closing so the escrow refund finds you.
FAQ
When do sellers get paid after closing in Texas?
After funding, which is a separate event from signing. Once the buyer's lender wires the money and the title company confirms receipt and is cleared to disburse, your proceeds go out. That is frequently the same day you sign, and sometimes the next business day.
What is the difference between signing and funding?
Signing is executing the documents. Funding is when the lender actually sends the money and the title company is authorized to disburse it. Nobody gets paid until funding happens.
Should I take a wire or a check for my proceeds?
A wire. It usually lands the same business day, while a large check can be held by your bank for several business days before the funds are available. Verify wire instructions by phone using a number you already had, never one from an email.
Why is closing on a Friday a problem?
Because there is no business day left to fix anything. If the lender funds late or a wire misses the bank cutoff, your money waits until Monday or later. Tuesday and Wednesday mornings give the transaction room to breathe.
Do I have to pay off my mortgage myself?
No. The title company pays your lender directly from the sale proceeds and you never handle that money.
What is the escrow refund and when does it arrive?
If your lender collected taxes and insurance monthly, whatever is left in that account comes back to you after the loan is paid off, usually within a few weeks, by check from your lender. Update your address with the servicer before closing so it reaches you.
Can I sign closing documents before the buyer?
Often yes. Many title companies let sellers sign in advance, which takes you out of the critical path on closing day entirely. Ask.
Closing and funding procedures vary by title company and by transaction, and timelines are not guaranteed. Nothing here is legal or financial advice. Confirm your specific funding timeline, wire instructions and disbursement process directly with your title company, and verify any wire instructions by phone using a number you independently obtained.
